Boulder Creek
A rustic mountain town at the upper end of the San Lorenzo Valley, where redwood forests, a vibrant arts community, and a fiercely independent spirit define life in the Santa Cruz Mountains.
About Boulder Creek
Boulder Creek is an unincorporated community nestled deep in the upper Santa Cruz Mountains, at the northern end of the San Lorenzo Valley. With a population of roughly 5,400 residents and an elevation of about 490 feet, it sits along Highway 9 approximately 9 miles north of Ben Lomond and about 23 miles from the city of Santa Cruz. The town takes its name from the boulders and rocky rapids along Boulder Creek, a tributary of the San Lorenzo River that runs through the heart of the community.
The area was originally home to the Awaswas-speaking Ohlone people, and European settlers arrived during the California Gold Rush era, drawn by the immense redwood forests. Boulder Creek became a major logging hub in the late 1800s — the narrow-gauge San Lorenzo Valley Railroad once carried timber out of these mountains and through the very center of town. That logging heritage is still visible in the rustic, weathered architecture of downtown, where historic buildings house shops, galleries, and restaurants that give the town its distinctive Old West character.
After the CZU Lightning Complex fires in August 2020 devastated much of the surrounding area, Boulder Creek showed remarkable resilience. The community rallied together, and while recovery is ongoing, the town's spirit — never fragile to begin with — has only grown stronger. Today, Boulder Creek feels like a place that has been tested and come out the other side with its identity fully intact.
What draws people to Boulder Creek is its unapologetic authenticity. This is not a polished resort town or a bedroom community. It is a real mountain town — rugged, independent, and creative — where artists, writers, retirees, and outdoor enthusiasts live alongside multi-generational families who have been in the valley for decades. The redwood canopy is thick, the air is clean, and the pace of life is exactly what you would hope for in a place this beautiful.
Things to Do
Boulder Creek is a gateway to some of the most spectacular wilderness in the Santa Cruz Mountains. If you love the outdoors, this is one of the best launching points in the county.
- Big Basin Redwoods State Park — California's oldest state park lies just south of Boulder Creek along Highway 9. Over 18,000 acres of ancient redwood forest, including trees more than 2,000 years old, with trails ranging from easy loops to backcountry routes. After the 2020 fires, the park is undergoing a phased reopening — check the latest conditions before you go.
- Fall Creek Trail — A beautiful, shaded trail along Fall Creek that leads to the ruins of historic lime kilns hidden deep in the forest. The trail is popular with hikers and mountain bikers and offers a peaceful walk through second-growth redwoods with the sound of the creek alongside you.
- Berry Creek Falls — A stunning 65-foot waterfall accessible via a moderate 10-mile loop trail from Big Basin. The trail passes through redwood forest and along creek beds, with the falls as a rewarding payoff. One of the premier waterfall hikes in the Santa Cruz Mountains.
- Sempervirens Falls — A short, family-friendly walk to a scenic waterfall near the site of the Sempervirens Club cabin, where the California state parks movement was born in 1902. A piece of conservation history right in your backyard.
- Sequoia Trail & Redwood Loop — Easy walking routes through towering redwoods, perfect for a morning stroll or introducing kids to the majesty of old-growth forest.
- Downtown Boulder Creek — Browse the local antique shops and galleries, grab a coffee at Boulder Creek Coffee Roasters, or settle in at The Tree House Cafe or Scopazzi's for a meal. The downtown is small but full of character.
Lifestyle
Boulder Creek has one of the most distinctive community identities in the Santa Cruz Mountains. It is a town with a genuine creative streak — home to a dense concentration of artists, writers, musicians, and makers who are drawn to the isolation, beauty, and freedom of mountain living. The annual Boulder Creek Art, Wine, and Music Festival on Memorial Day Weekend and the Hometown Festival on Labor Day Weekend are beloved traditions that bring the community together with live music, local art, food, and craft beer.
The pace of life here is slow and deliberate. Mornings begin with coffee on a deck overlooking the canopy or a walk along the creek. Weekends might mean a hike to Berry Creek Falls, a drive up Highway 9 to Big Basin, or simply reading on the porch while the redwoods sway overhead. Evenings are quiet — the kind of quiet where you can hear the creek and the owls. The climate is mild year-round, with warm, dry summers and cool, wet winters that keep the forest lush and green. Tree cover keeps temperatures comfortable even on the hottest days.
For families, Boulder Creek offers a safe, nature-rich environment and access to the San Lorenzo Valley Unified School District. For retirees and those looking to downshift, the valley offers an unmatched quality of life. For remote workers and Silicon Valley commuters, Highway 17 provides access to San Jose in under an hour, though many residents find that once they settle in Boulder Creek, the need to leave diminishes considerably.
Real Estate
Boulder Creek real estate offers some of the most characterful and affordable properties in the Santa Cruz Mountains. Homes range from cozy mountain cabins and A-frame retreats to ranch-style homes and custom-built estates on wooded lots that can span an acre or more. Many properties sit among redwoods with creek access, offering a level of privacy and connection to nature that is rare in the broader Santa Cruz County market.
The median sale price in Boulder Creek sits around $730,000 — significantly below the countywide median, making it one of the more accessible entry points into the Santa Cruz Mountains. Homes here offer more space and land for the money, though properties tend to take longer to sell than those closer to the coast, reflecting the market's unique rhythm. Mountain properties in the upper San Lorenzo Valley come with important considerations: access roads, water sources, wildfire risk, and septic systems all factor into a purchase in ways they don't in a typical suburban neighborhood. That local expertise is essential, and it is exactly what I bring to every transaction.
