Fall is an underrated season for real estate along the Central Coast. Between the summer crush and the holiday lull, September and October bring serious buyers, near-peak inventory,and some of the clearest weather of the year. This guide covers where the Santa Cruz and Monterey County markets stand as fall 2026 begins, what sellers should do before the rains, and what buyers should watch. Just-published August numbers from the Santa Cruz County Association of REALTORS put the county median sale price near $1.39 million,essentially flat for July. Inventory eased to about 506 active listings,down from 552,and days on market stretched to 49 days,up from 29 as the summer cooled. In Monterey County,MLSListings data showed the single-family median around $955,000 in July,down about 2.6 percent over three months,with sold homes moving in about three weeks. What Sellers Should Do This Season

As a fall seller,you face less competition than the busy spring season,and the buyers you meet are serious: many did not find a home earlier this year. Here is what to focus on before you list.

Handle the weather first. September is typically the warmest,clearest month of the year on the coast,and rain rarely shows up until late October or November. Use that dry stretch to check your roof,gutters,and drainage so a first storm does not become a showing-day surprise. Beachfront sellers in Aptos,Capitola,Live Oak,and Seacliff should also plan ahead for winter king tides.

Use the light. Lower autumn sun makes interiors,and gardens show beautifully. Trim back summer growth,refresh landscaping,and stage outdoor living spaces while they are still in use.

For buyers,fall is one of the better times to make a move on the Central Coast. Inventory is still near its yearly high,giving you more choices than the spring scramble,and the slower pace leaves room to negotiate on homes that have lingered.

Mortgage rates were hovering in the high-6 percent range for a 30-year fixed loan in early September,and the Federal Reserve has held rates steady through 2026,so financing costs are not dropping fast. That means price and terms matter more than chasing the perfect rate. Be fully pre-approved before you shop,ready to move quickly on a well-priced listing,and do not wait for winter,when choices and daylight shrink.

Is Fall the Right Time to List?

People often assume spring is the only good season to sell. In reality,homes sell year-round here. Fall listings face less competition,attract buyers who are genuinely ready,and benefit from the clearest weather of the year. By November,activity cools as the holidays approach,so the window between now and mid-October is often the sweet spot. The honest answer depends on your home,your timeline,and your goals,and that is what a pricing conversation should sort out.
