North Salinas
The northern portion of Salinas I serve, with established neighborhoods, Highway 101 access, and one of the most accessible price points in the region.
About North Salinas
When I talk about serving Salinas, I mean the northern portion of the county seat that borders the North Monterey County communities I know best: the established residential neighborhoods around North Salinas High School, Santa Rita Union, and the new subdivisions along the eastern edge, all with quick Highway 101 access in the Prunedale direction. This is the part of Salinas most practical for my buyers: closer to Watsonville, Santa Cruz, and the rest of the corridor I cover, without losing the value and space Salinas is known for.
North Salinas has a distinctly residential, family-friendly feel. Neighborhoods are quieter and more spread out, with parks and schools close by, and the inland location means warmer, sunnier summers than the coast. Highway 101 passes directly through the area, which makes the commute story simple: north to San Jose, south to the Salinas Valley, or west toward the Pajaro Valley and the coast.
Neighborhoods Within North Salinas
- Santa Rita / North Salinas High area: Long-established tree-lined neighborhoods around Santa Rita Union schools and North Salinas High, with a mix of ranch-style homes and newer construction.
- Boronda Meadows & east-side subdivisions: Newer, family-oriented subdivisions in the 93906 area, increasingly popular with first-time buyers and move-up families.
- El Gabilan & Kammann neighborhoods: Residential pockets on the north side served by Salinas City schools, close to parks and the freeway.
Lifestyle & Activities
North Salinas life is calm and convenient. Neighborhood parks, the Northridge Mall area, and quick freeway access make daily errands easy, while Oldtown Salinas, the National Steinbeck Center, and the Fox Theater are a short drive south for dining, events, and the Saturday farmers market. The Salinas Valley's agricultural roots mean a year-round calendar of festivals and community events close by.
For recreation and connection, the coast is close: downtown Santa Cruz about 45 to 55 minutes, Watsonville and the Pajaro Valley about half an hour, and downtown Monterey about 25 to 35 minutes via Highway 68. North Salinas gives you the warmth, space, and value of inland Monterey County with all of that within reach.
Real Estate
North Salinas offers one of the most accessible price points in the region I serve, with typical prices from about $600K to $750K and neighborhood medians around $639K. Established neighborhoods and newer subdivisions give buyers real choice, and steady demand keeps the market active. Whether you are a first-time buyer or preparing to sell, accurate pricing and local knowledge matter in every part of North Salinas.
